I tried selling my home about a year ago. We had a few showings, but no offers. I’m noticing a lot of ‘For Sale’ signs seem to be staying up longer than they used to. What’s the market like these days, and should I revisit the idea of selling? – IN LIMBO
DEAR LIMBO: Today’s home sellers are entering a market that is very different from the fast-paced, seller-dominated environment of a few years ago. The current climate is one of uncertainty, mixed with opportunity. Homes are selling, but not automatically, and not without the right strategy in place.
As inventory increases and buyers become more selective, sellers need to focus on pricing their homes correctly. The outdated strategy of “price high and negotiate down” is proving risky and ineffective. Overpriced homes are sitting on the market, sometimes requiring price reductions that end up lowering the sale price compared to what might have been achieved using a different strategy. Homes priced accurately (or slightly aggressively) are attracting strong interest and sometimes multiple offers. A well-presented, well-priced home has the best chance of moving, and has less risk of acquiring a “days on market” stigma from sitting on the market too long. Launch strategy, exposure, and initial listing price are critical make-or-break factors during a home’s first few weeks on the market.
If conditions are right, multiple offers are still possible. Bidding wars are earned, and homes that show well and are priced appropriately have the best chance of generating competition. Average or dated homes that are priced too high tend to receive fewer offers, and those buyers come ready to negotiate.
Today’s market is forcing sellers to adjust their expectations rather than relying on existing momentum like they did a few years ago. Sellers are asking what they need to fix, update, or improve before they list, so they stand out from the competition. Cleanliness, staging, and minor cosmetic upgrades can significantly influence buyer perception, ideally improving the speed and success of a sale.
Like you, many sellers are asking if they should sell now or wait, especially with the current interest rate uncertainty, temporary tax incentives on new homes, and increase in available listings. Sellers who wait may end up with more buyers, but they’ll also face more competition. If you sell now, you may have fewer buyers, but the ones you have will likely be more serious and motivated.
PRO TIP: Today’s sellers need to be strategic. Listing your home and waiting for offers is no longer enough. Sellers who understand market dynamics, embrace strategic pricing, and present their homes as well as possible continue to achieve excellent results.
